What is North Raleigh like?

That’s a question I get a lot. My clients typically are moving to the Triangle from another state and have heard the best places to live are Cary, Chapel Hill, Apex and North Raleigh.

North Raleigh in 2019 is usually considered to be an area of Raleigh north of the outer I-540 beltline and sometimes the area between the inner I-440 and outer beltline. There are three distinctly different areas of North Raleigh. The Falls Lake watershed, East of Falls Lake and Old North Raleigh, now called Midtown.

Old North Raleigh-Midtown

Midtown, a shopping and restaurant destination

North of I-440 and south of I-540 is now called Midtown. Several years ago I had clients from out of town visiting and when I asked them where they were staying they replied Midtown. I had no idea where that was. It had always been North Raleigh to me! Developers renamed the area and it stuck.

The North Hills area has been redeveloped from an old mall to a shopping and restaurant destination that gave Midtown its name.

Falls Lake Watershed

In the Falls Lake watershed, the west side of N. Raleigh, there isn’t city water and sewer. Septic systems require a minimum of one acre and land is expensive so this area of Raleigh has big lots and big expensive homes. Shopping and commercial is restricted to a few areas. It’s a beautiful area with an upscale rural character.

East of Falls Lake

Bedford-North Raleigh neighborhood.

This area has a totally different look and feel. Think large well planned neo traditional neighborhoods with mixed use development. Walking trails, neighborhood pools, parks and playgrounds. Lots of shopping plazas hidden behind tree buffers. Good schools. Homes very close together with front porches to encourage outdoor living and socializing.

What is the best area to live in N. Raleigh?

Something for everyone!

Midtown if you want to be close to downtown Raleigh and don’t mind a 60’s to 80’s home.

Falls Lake watershed if you want a big lot and have a big budget.

East of Falls Lake if you want a family friendly suburban experience.

How I get paid as a buyers agent

If you've bought and sold homes in the past you may already understand how buyers agents get paid but I thought I would go ahead and explain. I always hate wondering about things like this so I thought it would be helpful.
-The seller has a listing contract with a real estate brokerage company to pay a fee for selling the house. It's negotiable but typically 5-6% in the Triangle.
-The Multiple Listing Service was invented for brokers to share their home listings with other brokers in the network and guarantee the agents from different companies would get paid for selling the home.
-The MLS is a promise (contract) by the listing real estate company to pay the selling company(who brings the buyer) a specified fee. In the Triangle this is typically 2.4%-3%. The listing company keeps the rest.
-My commission is already included in the price of the home so you don't save money if you are not represented by a buyers agent.
-Builders will also pay my fee if you let them know you are represented and include me in the first or early visit.
