Copperleaf , West Cary NC

Copperleaf is on my list of Best Cary Neighborhoods because It has large lots compared to most new home neighborhoods with city water and sewer, homes built by the Triangles best custom builders, a community pool, good schools, and is adjacent to the 24 mile American Tobacco Trail. The homes in Copperleaf are large and beautifully detailed in a classic style. It’s pricy and homes start in the mid 750’s and go up in the millions. It’s not pretentious though and very family oriented.

Copperleaf Glen

Copperleaf Glen is a new phase of Copperleaf, one of my favorite Cary neighborhoods, just across Morrisville Parkway from the original Copperleaf. One of the things I have liked about Copperleaf is the variety and competition you get with several different builders building in the neighborhood. The new phase only has two builders, Future Homes by Jim Thompson and Robuck Design Build. Both do a very good job but the new phase will be different. Most of the homes in Copperleaf are in the mid 800’s and higher. Prices have increased nicely in the past couple of years. The new phase has 80 lots.

Located in the newer West Cary Area, Copperleaf is different than most neighborhoods in the area because the lots are larger. The homes are larger too with prices starting in the $800’s. The neighborhood is just about finished and even in the downturn of the economy the homes sold well. range. There are only 140 home sites in the neighborhood.

The neighborhood looks like it is in the country but it is an easy trip to I-50, the airport and RTP. I like going the “back way” to The Streets at Southpoint Mall and Beaver Creek for shopping.
Cary schools are good and are part of the Wake County School District. The schools are high tech and have excellent sports and art programs.Take a look at the Copperleaf amenities.There is a pool with water slide, playground, trails winding through the neighborhood and the neighborhood is adjacent to the historic American Tobacco Trail

The houses in Copperleaf are full of custom details. I like to look at the trim work in a home while it is under construction. It’s easy to see how the pieces of wood fit together and really see the master carpenters work. Sometimes paint and caulk can hide flaws that won’t show up until the wood has dried over time.

How I get paid as a buyers agent

If you've bought and sold homes in the past you may already understand how buyers agents get paid but I thought I would go ahead and explain. I always hate wondering about things like this so I thought it would be helpful.
-The seller has a listing contract with a real estate brokerage company to pay a fee for selling the house. It's negotiable but typically 5-6% in the Triangle.
-The Multiple Listing Service was invented for brokers to share their home listings with other brokers in the network and guarantee the agents from different companies would get paid for selling the home.
-The MLS is a promise (contract) by the listing real estate company to pay the selling company(who brings the buyer) a specified fee. In the Triangle this is typically 2.4%-3%. The listing company keeps the rest.
-My commission is already included in the price of the home so you don't save money if you are not represented by a buyers agent.
-Builders will also pay my fee if you let them know you are represented and include me in the first or early visit.
