What is a real estate buyers agent, Realtor and why do you need one?

Hi, I am Marianne Howell Wright. I’ve been involved with homes and real estate my whole adult life. I am a Realtor focusing on helping home buyers moving to the Triangle NC find the best home and neighborhood for them.  I specialize in Cary, Chapel Hill, Apex, Holly Springs, North Raleigh and parts of Durham.

I help clients moving from out of town

In 2019 I was a buyers agent for clients coming from 11 different states: Florida, Georgia, Ohio, California, North Carolina, New York, New Jersey, South Carolina, Pennsylvania, Maryland, and Massachusetts.
I had the most clients coming from California, 4 this year. 

Usually I have a couple of international clients and this year they came by way of California and Mass.

About

I grew up in the DC area, Fairfax Va. and Potomac, Md. I went to school at New Mexico State University and the University of Cincinnati.  My Dad was a developer and homebuilder. My first memories were riding around “the job” in my Dad’s jeep.

My experience with new and resale homes in the Triangle

When I moved to Chapel Hill from Cincinnati in 1980’s (for a  husband’s job) I had no idea what to expect. My choices were NJ (I pictured towns filled with factories) and Chapel Hill (I pictured Andy and Mayberry ).

I pushed for Andy and Chapel Hill and my Mom, who was originally from Texas, helped me practice a Southern accent.

I was really surprised when we came for a visit that Chapel Hill wasn’t like Mayberry, even back then! Walking down the street and talking with folks I rarely heard a Southern accent but did hear languages from all over the world. Chapel Hill has been home for many years now and I love the Triangle area.

A year or so after we moved to Chapel Hill I was the contractor for our first house. Following in a family tradition, I decided home building was what I wanted to do with my life and career. My interest in neighborhoods and what made them different started then.

Back then, for 12 years while I was actively building I had a contractors license for residential and commercial construction. Now I am a licenced real estate broker and owner/broker of Triangle Area Real Estate.

It’s hard to believe that when I moved to the Triangle, Cary had only around 10,000 residents. Preston and Cary Parkway didn’t exist. Now there are over 160,000 people calling Cary home. I have watched it grow and know the good builders in both the new neighborhoods as well as the older neighborhoods on larger lots. I can help you find the best resale and new neighborhood for you.

Apex didn’t really get growing until Cary was basically built out. Holly Springs is booming too since HWY 540 was extended to Holly Springs. I can help you get to know those areas too.

New Homes

After 12 years of homebuilding banks restricted construction loans for spec houses and a I had enough of chasing down contractors at 7 am. It was time for a change! For the next 7 years I worked with homebuilders helping plan neighborhoods, marketing, new home sales and working with buyers on sections and plans for their new home. It was the fun part of homebuilding!

In 1999 I joined Coldwell Banker as a general brokerage agent because I had an opportunity to sell and market a big new home project and at the same time represent the builders I had been working with. I won many awards for being a top listing agent in my office. 12 years was enough of the corporate real estate world and I decided I wanted to focus on helping buyers relocating to the area.

I found over the years, that the Triangle is so huge that people moving to the area had no idea where to start. I knew I could help with that problem after so many years of working in, and watching the Triangle grow. In April of 2011 I had my first closing with my company Triangle Area Real Estate. In the past 7 years I have represented many buyers from all over the US and world. It’s so rewarding to see happy clients from our first contact to moving into their choice of home and neighborhood.

My husband Chip and I live between Chapel Hill and Cary near Jordan Lake.  Chip has been a real estate broker since the 80’s and works with me now as well as doing commercial real estate and contracting.

My husband Chip and I have a rescue Bassador who had the name of Frank when we adopted him. We kept Frank and gave him the middle name Lloyd. He basically sleeps all day but keeps one eye open in hopes we’ll take him in the car on our neighborhood tours.

How I get paid as a buyers agent

If you've bought and sold homes in the past you may already understand how buyers agents get paid but I thought I would go ahead and explain. I always hate wondering about things like this so I thought it would be helpful.
-The seller has a listing contract with a real estate brokerage company to pay a fee for selling the house. It's negotiable but typically 5-6% in the Triangle.
-The Multiple Listing Service was invented for brokers to share their home listings with other brokers in the network and guarantee the agents from different companies would get paid for selling the home.
-The MLS is a promise (contract) by the listing real estate company to pay the selling company(who brings the buyer) a specified fee. In the Triangle this is typically 2.4%-3%. The listing company keeps the rest.
-My commission is already included in the price of the home so you don't save money if you are not represented by a buyers agent.
-Builders will also pay my fee if you let them know you are represented and include me in the first or early visit.
