Where is Kildaire Crossing?

Kildaire Crossing has a Cary address. It’s located about 10 minutes from  Cary, Apex and Holly Springs. It could really have any of those addresses. Lots of shopping with grocery stores and Waverly Place with more shopping and Whole Foods close by. Downtown Raleigh and the RDU Airport are 25 minutes, 30 minutes to Duke and 40 minutes to UNC in Chapel Hill.

Amenities

Kildaire Crossing has a kiddie pool, larger swimming pool and a playground. It’s a small neighborhood with only 125 homes (almost built out with some new construction left for building as a pre-sale and some inventory homes under construction.  The neighborhood has sidewalks and a path through the common area to the pool.

It is only 2.5 miles to Hemlock Nature Preserve, parks and trails.

The schools are good. Today, September 9th 2017,  the schools are Oak Grove Elementary, Lufkin Middle and Apex High. Apex High is being remodeled so students and staff will go to the new Green Level High for 2 years. When the remodeling is finished students will go back to Apex High.

Taxes and HOA dues

Taxes and HOA dues can change so use this post to get an idea of costs and verify if you are interested in the neighborhood.

The tax rate today is 0.98500. It is based on the market value. Home value assessments have to be done every 8 years but can be more often. When the assessed value goes up the rate goes down. Not enough though! An easy way to figure the taxes is $985 for every $100,000 of price.

Kildaire Crossing HOA dues are $248 per quarter at this time and includes the amenities, including pool, and maintenance on common area.

 

Homes for sale in Kildaire Crossing

At this time there are homesites available for presale, inventory under construction and occasionally a resale comes up. Let me know if you are thinking about building and I can help as a buyers agent for both new and resale.   

Price per sq foot is in the mid 150’s to 160’s.

How I get paid as a buyers agent

If you've bought and sold homes in the past you may already understand how buyers agents get paid but I thought I would go ahead and explain. I always hate wondering about things like this so I thought it would be helpful.
-The seller has a listing contract with a real estate brokerage company to pay a fee for selling the house. It's negotiable but typically 5-6% in the Triangle.
-The Multiple Listing Service was invented for brokers to share their home listings with other brokers in the network and guarantee the agents from different companies would get paid for selling the home.
-The MLS is a promise (contract) by the listing real estate company to pay the selling company(who brings the buyer) a specified fee. In the Triangle this is typically 2.4%-3%. The listing company keeps the rest.
-My commission is already included in the price of the home so you don't save money if you are not represented by a buyers agent.
-Builders will also pay my fee if you let them know you are represented and include me in the first or early visit.
